Anyone able to give any advice on here?

The onset of winter seems to have brought on a bit of damp on the ceiling (like this on the photo) and wondered how is the best way to cure it?

The seal has gone on my window and condensation appears on it a lot, is that what has caused it and will repairong the seal or getting a new window be the solution?

That doesn't look like a ceiling, well I don't know many ceilings with a row of tiles then paper above next to it??

Looks like condensation blackening...clean it up and open your windows more

Or maybe it's where someone lobbed something at you and missed?...I wouldn't miss biggrin.gif

Sorry thats just an example of the type of texture of my ceiling and damp or condensation blackening as you call it.

Will cleaning and opening the windows cure it? And is the window repairable (i.e can you repair the seal) or will I need a new window?

Cheers

If it's blown I think you need a new one i.e. not repairable

but what do I know

So..1. It's not your ceiling in the pic...and 2. It's not a ceiling????

Also, have you thought that maybe it's water coming from above???

Thought so (in that I need a new window!)

No its not my ceiling mate.

Maybe could be water, its only on one side of the wall facing outwards to the elements.

If you limit yourself to 3 posts a day on internet message boards it will clear itself up in three years. Over to you.

Is it a bathroom Wendy old boy? And how old is the property? If it's an old property, there may be an air brick that's been plastered over internally, have a look at the outside wall, see if there is one in the right area externally that's been covered over inside. It could always be opened up again if so.

If the window is double glazed and condensation appears between the two panes then the seal has indeed gone. A new double glazed unit to suit shouldn't be exhorbitant.

If the owner can bear to keep the window open a tad this will help stop the damp marks on the ceiling. Also installing an extractor fan will do the world of good. One with a humidstat would kick in when there is steam present and shut off once it's cleared. It's not such a major job to install one....can't be, thinking about it, it's one of the jobs I do for a living. rolleyes.gif

The property is late 80's (no airbricks) in a bedroom just around the top of the ceiling above the window which has the condensation which only started in last few weeks. I think the condensation does appear between the panels but it is all over the insides of the window especially when waking up in the morning, which has coincided with the damp appearing.

How much is installing an extractor fan?

Wash and dry the mat round your toilet.
Wring it out after every visit, then dry it again.
Check bathroom floorboards for rot.
Turn heating up to max to dry ceiling.
Aim more carefully in future.

A bathroom with damp is understandable. A bedroom not so. You need to get a decent builder in who'll give you an idea of what your problem is, .and it shouldn't cost you for his advice and estimate of how to sort it. You certainly don't want an extractor fan in a bedroom.

Indeed it is but it's also understandable if there's little ventilation in there and showers/baths are used regularly. rolleyes.gif

If he's got damp in his bedroom, there's ingress of water from somewhere.
