Warrington residents

If you were to suggest an area of Warrington that would be a good area to invest in property in, or an area to avoid, where would they be?

Don't bother with anywhere in and around the centre, stick to the suburbs.

Look south of the town in places like Walton, Grappenhall and Stretton. If it's an investment your going to rent somewhere like Birchwood is ideal as there is high demand due to the large business Park.

Maybe to help you out here bleep.Im from leigh,the missus is scouse(from Baghdad originally,so any house is an improvement) but our daughter has finally flown the nest and we are looking to relocate.What we have noticed is that certain areas of warrington tend to give you more bang for your buck if you like,obviously,depending on your money. Penketh,which is nice,has plenty of local shops,pubs etc,the houses are of the older variety so are larger,which in turn means more garden space/room to extend.The prices seem to be there or there abouts for new builds,AND trust me,I build new houses for a living and the specs are that bad that I feel ashamed to put my name to them at times. If you want to invest in a smaller rental property, I would suggest areas in proximity to train stations. Chapelford is close to Sankey station, which will close and be relocated to Chapelford. It also has a wide range of properties, from one bedroom flats to five bed houses.

As Saint Toppy stated, Birchwood also has a train station and a wide range of properties. The other areas mentioned by ST are the des-res areas, where demand is high, with prices reflected accordingly.

I grew up in the Penketh/Sankey area and it's pretty decent. On the other side of the town you've got Woolston and Grappenhall that are of a similar standard.  If you want to go up market then you've got Appleton and Stockton Heath.

 

I'd avoid places like Bewsey/Whitecross, Orford and to a lesser extent, Latchford

Trust me. I'm not looking to be your neighbour. We're looking to invest.

We're coming up at half term to examine some properties, because I am from Salford, and Warrington is half-way between Liverpool & Manchester, I have not live there though since 1989, and my investors have never lived there.

If you haven't done this before and intend to buy properties and do them up in order to let out might I suggest you also make time to view some properties similar to the ones your looking to buy that are currently up for rent having been previously tennented.

 

I see some shockers on a daily basis, its a real eye opener on what people do to properties they don't have an investment in.  Might help shape your decision and certainly keep you in check in the renovation phase when a lot of first timers renovate to a style and standard of there liking blowing cash needlessly that they'll never recover rather than to one suitable to being written off every couple of years.

Staying at the Premier Inn at Winwick Quay, just off the M62, Jcn 9, and the Hotel is nice & comfortable, staff friendly, but we have just had the worst meal in my life at the restaurant attached. I ordered the steak, medium, and it took nearly an hour to arrive, was overdone, the chips were cold, as was the peas, which were not cooked properly, and my 7 year olds beans were seriously overdone, as was her chips.

Shame you're not at the Premier Inn that's on the other side of M62 going towards Newton. The Swan pub attached has much better food

Although we are new to the game, we are not doing this alone.

If your investing in £200k+ properties you'll be fine.  If your in the under £100k terrace market then I'd still suggest you go and visit a few like for like to get an idea of the state they'll be in when people leave no matter how many courses you've been on.

 

I photograph between 20 and 30 rental properties a month and have seen some right states, last months highlight was the empty shell of a kitchen after the tenents leaving party turned into a bonfire party and they burnt anything they could get there hands on!

 

I'm the first to hold my hand up and say my view of the market is tainted by some horror stories, but then I've met one to many heartbroken investor who have been left with a liability rather than an asset.

 

Good luck with your house hunt hope it goes better than the meal!

Had a great time reconnecting with roots back up-north, Had a great time in Warrington, Missus, really enjoyed her property search, and felt at home in Warrington.

Saw my brother in Swinton, who I haven't seen in 6 years, due to his Bytch wife, and distance,

Mrs hired a car and got to see loads of properties, and speak to estate agents in the area, about general areas. We now have a substantial idea of where we are aiming for, and have a good idea of what we want to do.

 

(Sounds more Estate Agent speak than I meant.)

 

OOH! Food in Warrington is much better than it was on Sunday, Ta!

Any thoughts on penketh bleep,as stated in this thread earlier,we are considering a move to warrington next year ourselves.Dont want to do chapelford as a,I cant stand all the numerous roundabouts and b,I built quite a few of the houses and it would just annoy me,it would be like being at work 24/7

Penketh seems OK, as does Latchford & Chapleford.

Warrington seemed to impress the money, but I was very doubtful about the shopping beyond Golden Square, especially along Bridge St., where there seemed to be a dis-proportionate amount of empty shops. Super Shopping Centres in the Town Centre DO NOT encourage peripheral shopping. I would not like to be a passer-by at the Mersey end of Bridge St. at a kicking out time, given the number of drinking establishments/night clubs at that end.

Taxi drivers don't seem to know where they are going, and rely on passengers to direct them to their destination.

Shopping seems centered around Golden Square, Cockhedge, Tesco, and Ikea, and very little else. The Market was populated by 65yo+ who remembered when the Market was decent (a bit like Salford Market used to be in the 70/80's).

 

Please note we had some decent meals as well, Pizza Hut, East Orient, and Nando's (of course) were all good. 

 

Council now sub-lets all social housing to Golden Gates, a private money making operation, which I think sells out council housing.
