    That would be my guess, although, to state the obvious, it could possibly be earlier if Axiom were lucky enough to woo a (some) big player(s) soon. I'm not even sure they've announced that they've got funding in place yet for the Retail Park? I think that they had the Canadian Teachers' pension fund lined up for the Retail Park build but whether they're still in the game?

    The situations are slightly different in that Yorkcourt always had customers in place but 'pulled a fast one' the first time round whereas Axiom/Lateral didn't and haven't. There was a more watertight agreement in place for the Retail Park proposal so I assume they would have been good to their word. I haven't seen any documentation (S106s or the like) for the Industrial Park/Ground redevelopment

    There may be a delay in release of funds as I'm not sure as to the exact agreement , however this shouldn't be an issue as Cas are about to start Plan B to bring current WR stadium up to required minimum standard, in order to achieve maximum IMG stadium points at the end of 2024 season , and I wouldn't have thought any new work on the main stand would start before IMG grading has taken place . By then (hopefully) all will be good to go.

    Axiom are applying for full planning for the enabling works only the application for the actual build is outline, simply because they haven't yet got customer/tenants so don't know what they're going to be building! In their blurb they don't expect to be in a position to apply for full until (at least, with a following wind) a year later, and even then it is expected to be piecemeal. The initial plan was to be in a position to open the park in 2026 and we're already getting on for the enabling work being 6 months behind schedule, so......

    Given their experience with the Retail Park plan, and having (rumoured at least) to have spent getting on for £20m so far, I doubt they'll be keen on potentially throwing away another £10m.

    And re-Plan B,  I've heard rumours from a fairly reliable source that at least some of that (to reach the seat number threshold) won't be happening

  4. Finance is probably still the major hurdle. Unless Jepson is going to fund the rebuild they'll almost certainly have to wait at least until Axiom/Lateral know for definite that the Industrial Park is a goer, and that still looks to be some way off. Planning is obviously important but don't forget they've already twice had full planning for a brand new stadium.

    Way back when, John Willie Higson left Rovers, who were then a junior club, to play at Hunslet. He came back in 1921 when Fev joined the league. That'd be a similar time span to Massey, but different circumstances

    Although he didn't actually make it onto the field, didn't Allan Agar sit on the subs bench after an injury to (I think) Tex Hudson* away at HKR around '83/4 after last playing in '68?

    *from memory AA commented that TH was rushing to get off the coach for a last pre-match fag and twisted his ankle

    That ties in with my 1st screenshot although I couldn't see anything related to us on page 2150 of the link you posted (was about leisure corridors, canals mainly) so searched and found the stuff about the land use change.

    Perhaps the RFL need to consider re-investing any proceeds in another ground that Bradford could also lease from them.

    I very much hope this is a process in which there is openess about who purchases and why. The last thing the game needs now is any suggestion that deals have been done for less than fair value with connected individuals. 

    What proceeds? They've already stated that they don't expect to get back what they 'paid' for it, and even if they did ca£1m ain't going to go far......

    Looks like it from a quick Google that suggests the lease is open ended until 'such time as alternative stadium provision is made available'. Allerdale Council attempted to buy back the lease in 2020 around the time there was talk of building a new ground for the rugby and football clubs to share.

    The remaining points are for how full the stadium is on average, and small scores for primacy of tenure, LED advertising screens and a big screen.

    It really doesn't matter in the IMG scoring system whether the stadium is well-kept, attractive and comfortable or a crumbling wreck.

    And the stupidity of it can be seen with the bodge Cas are current carrying out on WR that could very well gain them an extra point whilst making the spectator (at least for those who like to sit) experience worse than it is currently.

    (I think you score 0.5 if you don't tick all 9 boxes?)
