The Cas project never got as far as an architect and I fear the death of out of town retail has killed it stone dead.

They've even done the seats out in Cas colours ahead of the groundshare 😄

Cas shot themselves in the foot over any potential shared build when Ted Richardson loosely suggested it - they came right out and shot it down.

Oh, hindsight is a wonderful thing...

Would be another team who could get to the cap in a modern ground. Hull KR growing as well and RL in UK and Europe has a positive story to tell, if it wants to.

It's more than just the East Stand though.

There's a Community Hub, rebuild of the upper North Stand, and a 4G pitch.

£400k has already (just), been spent on new floodlights.

Of course, we don't know what the club & Newmarket developers agreed on in the end - but the club are happy they have the right deal.

You've got to think that now the council have put money into the club buying the land back that they will want to see some development too to show for it.

The council haven't put any money into the club.

They arranged access to a local government loan scheme, which the club pays, in full, on time, with interest. Is that what you meant?

There is however a section of the refurb given over to community use - gym, cafe, studios, meeting space.

So then it's just fill in the rest with terracing , I was going to suggest covered , but I'd leave it open 

Capacity about 8,500 I'd guess
