Those so called ' Benidorm Flats' have always attracted snide comments. However I have always defended them because I have watched loads of games from them over the years. The viewing is first class and the exterior never did the interior justice. However the massive refurb done has made them a top class facility and from a game day experience perspective, a match for anything in the game

Went in them today and they are absolutely superb. I’ve been to a fair few corporate events across many sports and they are now amongst the best I’ve ever seen. The quality of the interior finish is world class. As you say they were always decent and a great money maker but that’s increased two fold now. With the East stand, the re-vamp of the old clubhouse and the ‘flats’ we must now have some of the best corporate/supporter facilities in SL.

Apart from the East stand it’s all been done relatively cheaply, especially when you look at the possible returns.

Im not suggesting it’s the Wembley of the north. I also accept that the away fans will still have a bum deal with the west terrace for now. But I do think most visiting fans will be pleasantly surprised by BV 2025 compared to BV 2023, I know I am.

You’re wrong on so many ways. However, intentional or not, MC did seem to oddly revel in being miserly in his last few years. But then again have you had the pressure of running a RL club for ten years, especially one that’s been a near basket case for forty years - thought not.

No, and I suspect you’re being deliberately obtuse. I’ve given you the reasons a s too why, something you patently couldn’t be bothered to do. Carters reaction to the pressure did become oddly pessimistic and he did kind of revel in it towards the end. However unlike past CEOs throughout the history of the sport, he at least didn’t manifest his unhappiness by going for broke and bankrupting the club. Hence the willingness of Ellis to take it over and invest in what was still a going concern.

All you did was point out the symptom not the cause. Anyone could do that and that was my point. HTH

Oh one other thing to add about the 'flats' refurbishment. The club have appointed John Kear as speaker and match day host. Another positive move in my opinion.

So it's a new roof, joining onto the bit at the far end, so a 2/3 ish, length roof. It was always a bit strange the stranded bit of roof down the far end 🙂

Absolutely cracking work from the owner. this may be for start in the next off season though I suspect.

With the housing to the rear there is obviously issues as to what could  be acceptable to the planners.

Judging by the size and height , this development looks to copy the exact dimensions of the old main stand and the small little stand will join up at that far end.

So, I’ve gone through the drawings.

The existing roof pictured will be fully classed to the rear. 
 

A new roof will be added from existing roof and will run across the west stand and stop at the metal gates (where the brick wall ends maybe around 30 metre line). This will also be fully cladded and the current modular boxes removed. 
 

A staircase will be added to the rear which will lead to a media/tv gantry above the roof (a second floor). This will have a fairly sizeable room! 
 

Added to that refreshment cabin located in the stand. 
 

This stand is mainly away fans and I think 2/3 of it being put under cover it will be a solid improvement and likely all that is required in the short to medium term. 
 

With the lower north terracing being replaced for new and maybe upcoming South works the old girl is certainly getting a facelift. 
 

Looking at the space the modular boxes take up we could see the capacity increase by a couple of hundred more too.

This looks very good and hopefully, once they know they’re under cover with a better view, will entice a few more away fans to the games

With far better toilets, beer & food outlets, lighting, sound system atmosphere and cleanliness hopefully away supporters will see how the club is making progress and how the stadium is significantly improving.

Given planning has gone in now, I wouldn't be surprised to see it happen early season allowing for 12 weeks or so for it to be approved. No inside knowledge on this, just my own thoughts. It's not a completed arrangement but given the houses behind it I dare say it needs a decent consultation period.

I don't think Wakey will have too many issues. The houses are way off with the big gardens and the existing roof doesn't look too much of an intrusion, many sports grounds are far worse.

Well done Wakefield. All these small improvements and and touch ups make a heck of a difference. Then obviously the new stand on top of all that.

Why 2/3s rather than the full length?

Because the final third is toilets then steps up to the North so temporary until a permanent solution is put in place
